The right area depends on what you want: a family home, a short-let investment, or land to hold for the long term. Here's a simple overview to start your search. Tell me your goals and I'll help you narrow it down.
Lagos Island
Ikoyi and Victoria Island
Lagos's most established premium neighbourhoods, close to major offices, embassies, hotels and restaurants. Suited to luxury homes and high-end apartments, including short-lets.
Lekki
A large, popular corridor with gated estates, schools, malls and a strong rental market. Lekki Phase 1 is the most established part; further along, prices become more accessible.
Ajah and Sangotedo
Fast-growing communities along the Lekki-Epe Expressway, close to Novare Mall, schools and Lagos Business School. A good balance of value and access for families and first-time buyers.
Ibeju-Lekki and Epe
Home to the Lekki Free Trade Zone, the Dangote Refinery and the Lekki Deep Sea Port, with the new Lagos-Calabar Coastal Highway nearby. Popular for land and longer-term investment, where buyers expect value to grow as the area develops.
Lagos Mainland
Ikeja and Maryland
The state capital, close to the airport, with offices, shopping and good road links. Ikeja GRA is one of the Mainland's premium addresses.
Magodo, Ogudu, Gbagada and Isheri
Established, family-friendly neighbourhoods with easy access to both the Mainland and the Island via the Third Mainland Bridge.
Yaba and Surulere
Central and lively, with universities, the Yaba tech hub and strong rental demand.
Ikorodu
A growing area with more affordable land and homes, improved by the Lagos ferry routes and new roads.
Before you choose
- Visit (or video-inspect) at different times of day to see traffic and flooding risk.
- Check road access, power and water, and how far it is from work and schools.
- Always confirm the title document. A great area doesn't make up for a weak title.
